Ffion offers a friendly and personal service tailored to each client. It’s structured around the RIBA ‘Plan of Works’ which defines what happens at the key stages of a construction project.

Stage 1: Preparation

During the first stage of the project, we would develop a brief with you to fully understand your needs, budget, desired outcomes, and aspirations for the project.
A measured survey would be undertaken either by Ffion or by a surveyor and a set of existing drawings produced. We would also gather information relating to the site and make a preliminary appraisal to assess possible constrains and opportunities.
Stage 2: Concept Design

During this stage we would explore and develop a number of design options, usually hand drawn sketches for discussion and appraisal. We would also discuss thoughts of materials and look at precedent images to help visualise ideas.
As the concept design is developed, we can advise on any input that will be required as the project progresses form additional consultants such as a Structural Engineer, Ecologist etc.
Stage 3: Design

The concept design will be developed in more detail and CAD drawings produced. Information will be prepared and collated prior to submitting for the required approval(s).
Pre-application advice may be required prior to a planning application. Other projects may not require any approval and will be allowed under Permitted Development. We can advise on the most appropriate route as the design is developed.
Stage 4: Technical Design

Once the required approvals have been granted, we can develop and prepare the information required to submit a building regulations application to either the Local Authority or an Approved Inspector. During this stage we would also review and incorporate information from other project members, in most instance a Structural Engineer.
Depending on the level of service required, additional information can be produced sufficient for builders to price the project. We can also assist with the tendering process, reviewing the tender results and assist with negotiation on price, and advise you on your duties under the Construction (Design and Management) (CDM) Regulations 2015.
Stage 5 & 6: Construction

Once a builder has been chosen, we can assist in preparing the contract between the client and builder.
Our level of involvement can vary significantly during this stage of the project, from administering the contract and overseeing valuation and quality of work on site, to occasional site visits and assistant for the client and builder only when required.
